1. Agreement
These Terms of Service ("Terms") form a binding agreement between Key & Reel, operated by Sandra Walczak (a sole trader based in the United Kingdom) ("Key & Reel", "we", "us", "our"), and the business accessing or subscribing to the service ("you", "Customer"). By creating an account or using the service you confirm you have read and accepted these Terms.
Key & Reel is a service for businesses, such as estate and letting agencies. If you accept these Terms on behalf of an agency, you confirm you have authority to bind it.
2. The service
Key & Reel turns a property listing's photos and details into branded videos, at keyandreel.co.uk, keyandreel.pl, keyandreel.com and their subdomains. The service includes AI-written storyboards that you review and approve, a check of the figures on screen against your listing details, rendered videos in several formats with subtitles, optional voiceover, status videos, brand kits, team accounts and share pages for your videos.
We may add, change or remove features. Material changes affecting paid plans will be announced at least 30 days in advance.
Technical requirements. You need a current web browser with JavaScript and cookies enabled, and an email address that can receive our log-in links.
3. Account
- You must give accurate registration details.
- You log in with a link we email to you, or with Google. Keep access to that email account secure.
- You are responsible for all activity under your account and your agency's team.
- Tell us promptly about any unauthorised access at [email protected].
- Each team member needs their own account. The number of people included depends on your plan.
4. Plans, listings and payment
4.1 Plans. Key & Reel offers a free Trial (two listings, videos watermarked), Solo (£29 a month, 8 listings a month, 1 user) and Agency (£79 a month, 30 listings a month, 5 users, priority rendering). Plans and prices are shown on the pricing section of keyandreel.co.uk and on your Billing page.
4.2 Listings. A listing is used when you ask for its storyboard. The videos for that listing, including re-renders and status videos, need no further listing. A paid plan adds its monthly listings when the subscription starts and every month after, on yearly plans too. Unused plan listings carry over for one month, so you hold at most two months' worth. Extra listings can be bought while you have a paid plan (£3 each); they do not expire and are used after your plan's listings.
4.3 Billing. Paid plans are billed in advance through Stripe, monthly or yearly. A yearly plan costs ten months. Prices exclude VAT, which is added where applicable. Invoices are available from Manage billing on your Billing page.
4.4 Cancellation. You can cancel any time from Manage billing. Cancellation takes effect at the end of the period you have paid for. We do not refund partial periods unless the law requires it. Listings already added to your account stay usable after the plan ends.
4.5 Failed payment. If a payment fails, Stripe retries it. No new monthly listings are added while a payment is overdue. If it stays unpaid, the plan ends.
4.6 Price changes. We may change prices for new subscriptions at any time. Your price is fixed for 12 months from the start of your subscription. Later changes are announced at least 30 days in advance.
5. Acceptable use
You may not use the service to:
- publish property adverts that are misleading, leave out information the law requires, or break advertising, consumer protection or lettings law (including the Digital Markets, Competition and Consumers Act 2024 and the Renters' Rights Act 2025)
- publish wording that discriminates, such as refusing people on benefits or with children
- upload content that is unlawful under UK law or infringes anyone's rights, including photos you do not have the right to use
- send unsolicited communications through share pages or viewing requests
- distribute malware or attempt to gain unauthorised access to other accounts or to our systems
- reverse-engineer the service or resell access to it without our written consent
- harass, defame or threaten any person
We may suspend or close accounts that break these rules, without notice where the breach is serious.
6. Your content
6.1 Ownership. You keep all rights in the photos, floor plans, descriptions, logos and other material you upload, and in the videos made from them. We claim no ownership of your content.
6.2 Licence to us. You give us a limited, non-exclusive licence to host, store, process and transmit your content only to provide the service to you: for example to write storyboards with AI models, generate voiceover, render videos and show your share pages. The licence ends when you delete the content or close your account, subject to backup retention described in our privacy notice.
6.3 Your promises. You confirm that you have the rights and permissions for everything you upload, including permission from the seller or landlord to market the property, and that your content complies with UK law and these Terms.
7. AI storyboards and fact checks
Storyboards, captions and voiceover scripts are written with AI models. Before anything renders, we check the figures shown on screen against the details in your listing and flag what does not match. These checks reduce mistakes; they do not replace your review. You approve every storyboard, and you are responsible for the videos you publish and for their compliance with the law. Our guides explain published rules and are not legal advice.
8. Personal data you give us to handle
Where we handle personal data on your behalf (for example viewing requests sent through your share pages, or names and contact details in your listings), you are the controller and we act as your processor. We process that data only to provide the service and on your instructions, keep it confidential and secure, use only the providers named in our privacy notice, help you respond to requests from individuals, and delete it when you close your account (subject to backup retention). How we handle our own customers' data is described in the privacy notice.
9. Service availability
We aim to keep the service available and to tell you in advance about planned maintenance where we can. We do not guarantee that the service will be uninterrupted or error-free, and videos may sometimes take longer to render than usual.
10. Intellectual property
The Key & Reel service, including its software, templates, design, branding and documentation, is owned by Sandra Walczak (trading as Key & Reel). These Terms give you a limited right to use the service; they do not transfer ownership. You may use the videos made for your listings, including the templates and music in them, to market those listings and your agency.
11. Confidentiality
We treat your account information and content as confidential. We access your content only to provide the service, fix problems or comply with the law. Where lawful, we will tell you in advance of any compelled disclosure. Share pages you make public are visible to anyone with the link.
12. Warranty disclaimer
To the extent permitted by law, the service is provided "as is" and "as available". We do not warrant that it will be uninterrupted, error-free or fit for a purpose beyond what these Terms state. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded.
13. Liability
Our total liability under or in connection with these Terms, whether in contract, tort or otherwise, is limited to the greater of the fees you paid us in the 12 months before the event giving rise to the claim, or £500.
We are not liable for indirect or consequential loss, loss of profit, revenue or anticipated savings, loss of business or goodwill, loss or corruption of data beyond what we can recover from our backups, or losses caused by your breach of these Terms, including penalties arising from adverts you published.
Nothing in this clause limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be limited.
14. Indemnity
You agree to indemnify us against claims, losses and reasonable legal costs arising from your breach of these Terms, your content, or adverts you publish using the service.
15. Termination
15.1 By you. You can cancel your plan from Manage billing and ask us to close your account at any time.
15.2 By us. We may suspend or close your account if you materially breach these Terms, if the law requires it, or if a paid plan stays unpaid.
15.3 Effect. When your account closes, access ends. You have 30 days to download your videos. After that your content is deleted, subject to backup retention and anything we must keep by law.
16. Complaints
Send complaints about the service to [email protected] with your account email and a description of the problem. We reply within 14 days.
17. Changes to these Terms
We may update these Terms. Material changes will be emailed to Customers at least 30 days before they take effect. Using the service after the change takes effect means you accept the new Terms.
18. Governing law and jurisdiction
These Terms are governed by the laws of England and Wales. Disputes arising under or in connection with them are subject to the exclusive jurisdiction of the courts of England and Wales.
19. General
- Entire agreement. These Terms and the privacy notice are the entire agreement between us.
- Severability. If a clause is found unenforceable, the rest continue in effect.
- No waiver. Not enforcing a right does not waive it.
- Assignment. You may not assign these Terms without our written consent. We may assign them in connection with a merger, acquisition or sale of the business.
- Notices. We send notices to the email address on your account. Send notices to us at [email protected].
- Force majeure. Neither party is liable for delays or failures caused by events beyond its reasonable control.
